New Development Coming

Vericon Real Estate Ventures is planning on developing the empty lot next to Royal Oak Victory Church. Part of this development plan is to remove the large entrance sign and replace it with a much smaller sign. They are planning a coffee shop on that corner and it's patio will be where the large sign is right now.

The board is being asked to approve removing the large entrance sign and have it replaced with smaller columns using the same brick material and the green wrought iron fencing that is used elsewhere in the community. See the link above for drawings from the architect. At the AGM this week, we had no opposition to approving the removal of the sign, and will allow the developer to proceed unless we hear from residents that don't want the proposed replacement. The developer will assume all the costs.

Oil Well

Kaiser Exploration has the approval to proceed with a sweet gas oil well in the area behind WalMart. The ERCB and the City have approved it. If you missed the information session in November, check out the Herald article on it, or attend the Rocky Ridge Royal Oak Community Association open House at 1 to 4 pm on February 11, 2012 at the North West Family Church at 10307 Eamon Road NW.

AGM

The AGM was on Tuesday, January 16th. Attending residents had the opportunity to review what the board has been up to, and to discuss the new year and the budget. The highlights of 2011 were:

  • Class ‘A’ maintenance since April
  • All tree wells and beds renewed
  • Flowers perennials and bushes added to beds
  • New beds added along Royal Oak Drive
  • New planters added
  • Weed treatment along boulevard
  • Twelve dead trees replaced

Plans for 2012 are:

  • Continue with Class ‘A’ maintenance
  • Replace missing trees in parks, and add perennials to renewed beds
    as funds become available
  • Repair fencing at colonnades as funds become available
  • Consult again with homeowners that have fencing in bad repair on their properties
  • Continue having fountains on pond
  • Begin adding small trees to Royal Elm side of large hill
  • Fill board vacancy
  • Complete development permit for new entrance sign
  • Continue talks with City to allow ROEHA to hold reserve funds for amenities maintenance
  • Negotiate sign to replace entrance sign with property developer

The planned budget for 2012 is:

Maintenance
Class A, City of Calgary Maintenance, and flowers/shrubs
Snow removal on boulevard sidewalks and colonnade $110,000

Insurance
Insurance on community amenities (gazebo, colonnade, lion, sign, etc) and liability insurance $4,970

Contingency
Unexpected expenses $4,730

Professional fees
Accounting, bookkeeping, legal/professional, bank and interest, administration, AGM mailings, sign rentals, advertising $2,500

Electricity and water (utilities)
For sign, pathways, and parks $16,300

Total $138.500.00

Revenue (based on 635 homes @$200.00) $127.000.00
+ $11,500 City maintenance operating grant $138.500.00
